Terms and Conditions
Payment:
All rent must be received 30 days prior to check-in date. For
bookings made within 30 days of check-in, total payment is due in
full.
Shortened stays do not receive any refund and all extended stays
will be charged on a prorated basis.
Payment Types:
We accept checks (cashier check or certified checks), Credit Card:
MasterCard, VISA and American Express only) and payments through
PAYPAL.
Transient Occupancy Tax:
There is a 9% TOT (Transient Occupancy Tax) included in your nightly
room charges for any stay 31 days or less. The tax will be broken
out on your statement/receipt.
Deposits:
Security Deposit/Cleaning Fee is $250 and is due within 7 days
of making your reservation. The Security Deposit/Cleaning Fee will
be refunded within 21 days after inspection of the home, minus the
non-refundable $125 cleaning fee.
For stays under 6 days, the Security Deposit/Cleaning Fee is $150
minus the non-refundable $95 cleaning fee.
Cancellation Policy and Fees:
There is a $50 cancellation fee if reservation is cancelled after
receipt of the Security Deposit/Cleaning Fee. You may cancel your
reservation up to 30 days prior to your check-in date without
forfeiting your entire rents and/or deposit. There will be a $25 fee
for any changes made after reservation has been booked.
Cancellations made less than 30 days prior to arrival will forfeit
all prepaid rent and cleaning deposit.
Utilities:
For short-term rentals (any stay less than 31 days), all utilities
are included.
For the summer season (June 1 thru Oct 31) there is an additional
air conditioning fee of $100 for any stay 7 or more days.
Concierge Service:
We offer concierge service for just about any grocery item you'd
like purchased and waiting for your arrival. Concierge service fee
is 15% of total receipt.
